What We Do

From acquisition strategy to keys in hand.

Buying commercial real estate is not like buying a home. The market information is less transparent, the terms are more complex, and the stakes are higher. We help buyers navigate all of it.

01
Site Selection & Market Analysis
We assess your business requirements, analyze comparable sales, and identify the properties that fit — including off-market opportunities and properties not yet listed.
02
Offer Structuring & Negotiation
We structure your offer to protect your position — price, contingencies, earnest money, due diligence periods, and any seller concessions you should be asking for.
03
Due Diligence Coordination
We coordinate environmental reports, property inspections, title review, zoning analysis, and lease review (for income-producing properties) — and we help you interpret what comes back.

How It Works

A buyer's rep isn't just a door opener.

01

Define your acquisition criteria

Before looking at anything, we get clear on what you're buying and why — investment goals, location requirements, property type, size range, budget, and timeline. The criteria sharpen the search.

02

Survey the market — including off-market

We canvass available properties, reach out to brokers with relevant listings, and look for off-market opportunities that match. Utah's commercial market has pockets of activity that don't show up on the public listings.

03

Tour and evaluate shortlisted properties

We walk each property with your criteria in hand — condition, configuration, location, zoning, current leases (if any). We flag what might require negotiation and what might signal risk.

04

Structure and present an offer

We advise on price, contingencies, earnest money, due diligence period, and closing timeline. Comparable sales data informs the offer. Seller motivation shapes the terms.

05

Navigate due diligence and close

We help coordinate inspections, environmental review, title work, and any lender requirements. If issues surface, we go back to the seller. We stay in the transaction through closing.

Due Diligence

What buyers often don't look at closely enough.

Commercial due diligence has real teeth. We help you know what to ask for, what to look at, and when something in the reports should change the deal terms.

Phase I Environmental
Any prior commercial or industrial use on the property — or adjacent parcels — warrants a Phase I ESA. An environmental issue after closing is expensive and yours.
Title & Survey Review
Easements, CC&Rs, encroachments, and title exceptions can restrict how you use the property. We make sure you read what's there before you waive the contingency.
Zoning & Use Confirmation
Zoning determines what can operate on the property. If your intended use requires a conditional use permit or a variance, we flag that before you're under contract.
Lease Review (Income Properties)
Existing leases transfer with the property. We review tenant credit, rent rolls, CAM structures, options, and co-tenancy clauses that could affect your income assumptions.
"The seller's broker has done this deal before. So have we — on the buyer's side."

Transparent representation from day one. In many commercial transactions, buyer representation compensation is addressed through the transaction's negotiated brokerage arrangements. We explain any representation agreements and potential fees clearly before we begin.
