Space Types

Warehouse, flex, distribution — we know the differences.

The right space depends on your operations. Clear height, dock doors, power, office ratio, zoning — these details matter. We start with your operational requirements, not a list of available properties.

Warehouse
Warehouse & Storage
Bulk storage, inventory, and distribution. We look at clear height, dock doors, truck court depth, and column spacing.
Clear heights from 20' to 36'+
Grade-level and dock-high configurations

Power and lighting matters
Distribution
Distribution & Logistics
High-throughput operations with loading access, truck court depth, and location relative to I-15 and the Utah transit network.

Multiple dock doors per building
I-15 and I-80 corridor access
ESFR sprinkler systems common
Flex

How We Help

From requirements to keys in hand.

01

Start with your operations, not the listings

Before we look at anything, we understand what you actually need: workflow, loading requirements, clear height, power, proximity to labor, and any zoning constraints. The space has to work for your business.

02

Survey the full market — including off-market options

We identify everything available that fits your criteria, including spaces not publicly listed. The Utah industrial market has moved quickly; knowing what's coming available before it's listed matters.

03

Tour and evaluate with your criteria in mind

We walk every serious candidate with your operational requirements as the filter — not just the asking rent. A space that doesn't work for your trucks or your clear height isn't a deal at any price.

04

Negotiate against multiple options simultaneously

Industrial leases often include significant landlord concessions — TI allowance for dock levelers, HVAC, racking systems. We structure the negotiation to maximize what you receive, and we use competing options to do it.

05

Review every term of the NNN lease

Industrial leases are almost always triple net. We break down your true occupancy cost — base rent, CAM charges, taxes, insurance, and any pass-throughs — so you know the total number before you sign.

What to Watch For

Industrial leases have terms that matter.

Beyond the base rent, industrial leases carry a range of terms that affect your total occupancy cost and your flexibility. We walk through every one of them.

CAM & NNN Charges
Common area maintenance, property tax, and insurance pass-throughs. These can add $1–3/sq ft annually and are negotiable — especially caps on annual increases.
Tenant Improvement Allowance
Dock levelers, restroom buildout, HVAC, lighting upgrades — landlords often contribute to tenant improvements. The ask is part of every negotiation we run.
Early Termination Rights
Industrial leases tend to run 3–7 years. An early termination option protects you if your space needs change — and it's negotiable before you sign.
Expansion & ROFR
A right of first refusal on adjacent bays gives you room to grow without a full relocation. Worth asking for in any multi-tenant building.
"Utah's industrial vacancy has tightened significantly. The tenants who move early — and negotiate strategically — get the best outcomes."
