The landlord has a broker.
Now you do too.

What We Negotiate

More than the monthly rate.
Every line of the lease.

Base rent is just the starting point. A commercial lease is a multi-year financial commitment, and there are dozens of terms that affect your total cost and your flexibility down the road.

Base Rent & Escalations
Negotiating a lower starting rate is valuable, but so is capping annual rent increases. We look at both — and the total cost over the full lease term, not just year one.
Tenant Improvement Allowance
Most landlords have room to contribute to your build-out. Negotiating TI allowances can offset thousands in upfront costs — and most tenants don't ask.
Operating Expenses & NNN
What you're actually responsible for under gross, NNN, or modified gross structures varies enormously. We break it down so you understand your total occupancy cost.
Renewal & Expansion Options
Options to renew, expand into adjacent space, or terminate early protect your flexibility as your business grows. These terms are negotiable — but only at the start.
Free Rent & Concessions
In a competitive market, landlords may offer free rent periods during build-out or shortly after move-in. We know where there's room and how to ask.
Lease Renewals
Renewing a lease is not a formality — it's a negotiation. Your leverage is highest before you signal you're staying. We help you use that window strategically.

The Process

How tenant rep works — from first call to signed lease.

01

We learn your requirements

Space size, location, lease term, budget, must-haves and deal-breakers. We also ask about your business — how it operates, how fast it's growing, what you've outgrown. The requirements drive everything.

02

We survey the market together

We identify available spaces that match your criteria and tour the strongest candidates with you. If your lease isn't expiring for a while, we can give you an honest read on the market now — with no pressure to act.

03

We open multiple negotiations at once

This is the core of tenant rep strategy. When you're in active conversation with more than one landlord, you have leverage. We structure the process to keep you in control of the timeline — not the other way around.

04

We analyze proposals — all the way through

We build out the true total cost of each option: base rent, escalations, NNN charges, TI allowances, free rent, and any other terms that affect what you actually pay over the full lease term.

05

We negotiate on your behalf

We represent you through lease negotiations and work with your attorney on the legal review. Our goal is the best possible outcome — not a deal closed quickly.

Lease Structures

Know what you're actually signing.

Commercial leases come in several structures, and the difference in what you're responsible for can be substantial. We explain every term before you commit.

Gross Lease
One flat monthly rent
Landlord covers operating expenses — taxes, insurance, maintenance. Simpler to budget, often higher base rent.
NNN / Triple Net
Base rent + your share of expenses
You pay property taxes, insurance, and maintenance on top of rent. Lower base, but total cost varies. Common in retail and industrial.
Modified Gross
Negotiated split of expenses
A hybrid: some expenses included, some passed through. The details matter. Every modified gross lease is different.
Percentage Lease
Base rent + % of revenue
Base rent plus a percentage of your gross sales above a threshold. Common in retail, especially in high-traffic centers.
"The landlord's broker has negotiated this lease dozens of times.
Now you have someone in your corner who has too."

Transparent representation from day one. In many commercial leasing transactions, tenant representation compensation is addressed through the transaction's negotiated brokerage arrangements. We explain any representation agreements and potential fees clearly before we begin.
