Walk-through of all rooms, checking for water intrusion, HVAC function, plumbing leaks, pest signs, and anything out of the ordinary.

Thermostat settings verified, water heater checked, smoke & CO detectors confirmed, and appliances given a quick visual inspection.

Weather & Seasonal

After heavy snow or storms: roof check, ice dam watch, and confirmation that entrances are clear. Spring thaw and freeze checks included.

All entry points confirmed locked. Any visible signs of unauthorized entry or unusual activity are noted and reported in your inspection report.

What exactly happens during an inspection?

We walk through the entire interior — every room, closet, and common area — checking for water, pests, HVAC function, plumbing issues, and anything unusual. We also do an exterior walk-around: roof visible from ground, driveway, entry points. The whole visit takes 30–45 minutes and ends with a photo report.

How do I get my property on the schedule?

Fill out the inquiry form above. We'll reply within 24 hours to schedule a quick call, confirm your property is in our service area, and get you on the bi-weekly rotation. Most clients start within a week.

What if something needs to be fixed?

We flag it in the report and coordinate with your existing maintenance team or, if you don't have one, can recommend vendors we trust. We don't do the repairs ourselves — we're the eyes, not the crew. For emergencies, we'll reach you directly and can be at the property quickly.

Are there contracts?

No. Home Watch is month to month. You can cancel with 30 days notice at any time. We'd rather earn your continued business than lock you in.

Do you work with vacation rentals that have guests?

Yes. Home Watch is typically scheduled between guest stays during gaps in the calendar. We coordinate visit timing with your hosting calendar. If you'd also like co-hosting support for the rental itself, that's a separate service — see our Vacation Rental Management page.
